General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

How close to campus are you?

Our property will be located 0.3 miles from the University of Central Florida.

What type of leases are available?

We offer 12 month installment lease for studio, 2- and 4- bedroom apartments.

What utilities are included in my rent?

Our rental package covers high-speed internet, gas, pest control and trash. The resident is responsible for electric and water/sewer.

What size are the beds?

Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don’t forget that all apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences, however if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was originally in.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, The Accolade CVW will require a security deposit (1.5 x your base rate). The lease will not be sent until the security deposit is paid.

How are roommates assigned?

Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

Can I pay my bill with a credit card? Is there an extra charge?

Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone by clicking the “Resident Login” button. There are transaction fees that apply with the use of a credit card and it is a percentage based off the amount of the transaction. You will be shown the convenience fee when making the payment and will be required to agree to the extra fee before the payment is processed. By choosing to make a payment with your banking and routing number, you are not charged any fees.

What if I need to cancel my lease?

Residents sign a legal binding contract for the entire term of lease. The Accolade CVW does offer reassignment options, which allows you to provide a new lease holder to presume responsibility over the remainder of your lease with a fee. Please contact the office for more information.

If I pay in full, do I get a discount?

Accolade CVW does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Do you allow pets?

The Accolade CVW is a pet friendly community for approved cats, dogs and service animals. No more than two animals are permitted in a single apartment. If interested in bringing a dog, it cannot be considered an aggressive breed and exceed 75 lbs fully grown. All animals must be approved by the property and we do not allow visiting pets.

Is parking available?

If you’re bringing a vehicle, there will be a monthly parking add on. Please reach out to the office for more details.

When can I move in?

Our move in date for Fall 2023 is Thursday, August 17th, 2023.

When is my first payment due?

Fall 2023 residents will need to pay their first month’s installment on July 15th, 2023.

Will you send me a bill each month for my rent?

We do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after 11:59 pm on the 2nd.
